Real Estate SEO Service: How Builders and Brokers Get Google Leads

A good real estate SEO service gets your projects found when buyers search the way they actually search in India: a locality, a configuration and a budget, such as "2 BHK flat in Wardha Road Nagpur under 60 lakh". That means one strong page per project, honest locality pages, RERA details shown correctly, a verified Google Business Profile for every staffed sales office, and content that answers buyer questions better than the listing portals do.

This guide is for builders, developers and brokers who want enquiries from Google instead of renting all their visibility from portals.

What a real estate SEO service should cover

Real estate is local, high-value and slow to decide. SEO here is less about ranking one homepage and more about owning dozens of specific searches across localities, configurations and price bands, then turning those visits into qualified site visits. The core pieces:

  • Site structure: a page for every project, locality and common configuration.
  • Compliance: RERA registration numbers, the authority's website and (in Maharashtra) the project QR code wherever a registered project is promoted.
  • Local presence: Google Business Profiles for eligible sales offices.
  • Content: buying guides, home loan explainers and locality guides.
  • Technical basics and measurement: fast mobile pages, correct indexing, and tracking of calls, WhatsApp clicks and site visits, not just rankings.

If you are new to the split between page work and reputation work, our on-page vs off-page SEO checklist explains which tasks fall where.

How Indian property buyers search on Google

Buyers combine three or four modifiers: configuration (1 BHK, 2 BHK, plot, villa, row house), locality (Wardha Road, Manish Nagar, Besa in Nagpur; Wakad or Baner in Pune), budget ("under 50 lakh") and status ("ready to move", "new launch", "resale"). Once they have a shortlist, they add the builder's name.

Each pattern needs a different page. Most builder sites have only a homepage and a "Projects" grid, so Google has nothing specific to rank.

Project pages and locality pages: the core of real estate SEO

A buyer who searches your project name is close to a decision. If your own page is thin, a portal or a broker's page takes that click and the lead with it.

What every project page needs

  • A clear H1 with project name, configuration and locality, for example (a made-up project) "Green Acres: 2 and 3 BHK flats on Wardha Road, Nagpur".
  • A price range with inclusions stated clearly, carpet area per configuration, and floor plans as text plus images, not only inside a PDF brochure.
  • The RERA registration number, the authority's website and, in Maharashtra, the QR code, placed prominently.
  • Registered possession date and dated construction photos.
  • Location as real text: distances to schools, hospitals, metro stations and highways, plus a map.
  • Fast enquiry options: call, WhatsApp and a short form.

Use a short URL such as /projects/green-acres-wardha-road. Our explainer on URL slugs covers the details.

Locality pages that are genuinely useful

Locality pages win the broad "flats in [area]" searches, but only if they say something real. Swapping "Manish Nagar" for "Besa" in identical text creates doorway pages, which Google treats as spam.

A strong locality page lists your inventory in that area, explains who the area suits, covers connectivity and schools, and links to each relevant project. A builder who has delivered three towers in a locality knows the water supply and road plans better than any portal. Write from that experience.

RERA compliance on your website and ads

RERA is a trust signal buyers look for, and it shapes what your pages and ads must show. This is a plain-language summary; check the current text and your state authority's orders with your legal advisor.

What the RERA Act says about advertising

The Real Estate (Regulation and Development) Act, 2016 has four rules that directly affect marketing:

  • Section 3: a promoter cannot advertise, market, book or sell units in a project that needs registration until it is registered.
  • Section 11(2): every advertisement or prospectus must prominently mention the authority's website, where the project's details are listed, and include the registration number.
  • Section 12: if a buyer pays an advance based on incorrect or false information in an advertisement and suffers a loss, the promoter must compensate them.
  • Section 10: registered agents must not facilitate sales in a project that needs registration but is not registered.

For SEO, the consequence is simple. Your project page is an advertisement, and so are your Google Ads, Meta ads, portal listings and WhatsApp creatives. Each needs the registration number and authority website, and every claim should match what is registered.

MahaRERA's QR code requirement

MahaRERA Order No. 46A/2023 requires promoters to prominently display the project's QR code on every promotion or advertisement of a registered project from 1 August 2023, with a penalty of ₹10,000 to ₹50,000 per violation. An unfixed violation can be treated as continuing. Other states have their own orders, so check yours.

A quick RERA checklist for your site

  1. No marketing pages until registration is granted.
  2. Registration number and authority website on every project page, as readable text.
  3. QR code beside it for Maharashtra projects.
  4. Agents: show your own agent registration number.
  5. Possession dates, carpet areas and amenities match the registered details.
  6. Update or remove pages when details change.

Google Business Profile for site offices and sales offices

For "builders near me" and "[builder name] Nagpur" searches, your Business Profile often shows before your website. The rules for real estate are specific.

Google's business eligibility guidelines list for-sale properties, such as model homes or vacant apartments, as ineligible. The same page says sales or leasing offices are eligible, and that a business must make in-person contact with customers during its stated hours. In practice:

  • Eligible: your corporate office, a broker's office, and a staffed sales or site office buyers can walk into during listed hours.
  • Not eligible: an empty sample flat, an individual unit for sale, or a plot with only a hoarding.
  • Avoid: keeping a site office profile live after the sales team leaves. Mark it closed when sales end.

Google's profile guidelines also say your name should reflect your real-world business name, with one profile per location. So "Shree Developers Sales Office", not "Shree Developers Best 2 BHK Flats Wardha Road". Keyword-stuffed names are a common cause of suspensions.

Then fill every field: category, hours, phone, a link to the matching project or office page, real site photos and regular construction update posts. Our guide on search engine listing for local businesses covers the wider setup.

Listing portals vs your own website

99acres, MagicBricks and Housing.com dominate many generic property searches. Use them, but do not depend on them.

FactorPortalsYour own website
Speed to visibilityFast, once a listing or plan is liveSlow, usually months of SEO work
Cost modelRecurring package or listing feesBuild cost plus ongoing SEO; the asset is yours
Competition on the pageYour listing sits beside competing projectsOnly your projects
Lead ownershipThe same buyer is likely enquiring with competitors thereDirect to your team
Control over contentFixed templatesFull control: guides, videos, updates

The practical approach: list on one or two portals for reach, make sure your own project page ranks first for your project name, and keep details, including the RERA number, identical everywhere.

Structured data that actually applies to real estate

Much real estate SEO advice recommends schema types Google does not use for any visible feature. Stick to what is documented:

  • LocalBusiness (or its subtype RealEstateAgent): Google's local business structured data guide lists name and address as required, with geo, opening hours, phone and URL recommended. Use it on office pages, matching your Business Profile.
  • Organization on the homepage and BreadcrumbList for the city, locality and project path.

Two cautions. Google's review snippet documentation says that if a business controls the reviews about itself, its LocalBusiness or Organization pages are ineligible for star ratings, so marking up your own testimonials will not earn stars. And types like RealEstateListing or Apartment exist on schema.org but are not among Google's supported rich result types. They are harmless, just not a priority.

Reviews and trust signals

  • Ask buyers for a Google review at handover and again after they move in.
  • Reply to every review, especially ones about delays, calmly and with facts.
  • Never buy or fake reviews. Our post on white hat vs black hat SEO explains why shortcuts backfire.
  • Show delivered projects with handover years, possession photos and named leadership on your About page.

Content ideas that bring in buyers

Content is where a local builder or broker can beat the portals, because you know the ground. Answer the questions buyers ask before they are ready to call:

  • Locality guides: connectivity, schools, hospitals and what to check before buying, updated when a metro line or flyover changes things.
  • Buying guides: how to check a project on your state RERA website, carpet vs built-up vs super built-up area, occupation certificates, stamp duty and registration steps.
  • Home loan guides: eligibility basics, documents, pre-approval and construction-linked disbursement. Do not promise rates you do not control.
  • Price trends, carefully: only use numbers you can cite, such as the RBI's house price index, NHB RESIDEX or your own transaction data. Avoid "prices will rise 20% next year" claims; for a promoter they could be read as misleading under Section 12.
  • Construction updates: monthly, dated, with photos.

Consider Hindi or Marathi versions of key guides if your buyers search that way. Clear question-and-answer structure also helps AI search tools quote you, as our guide to answer engine optimisation explains.

A launch cannot wait six months for rankings. Google and Meta ads fill the gap, while SEO builds pages that keep producing enquiries after the budget slows. Search ads also show which locality and configuration terms convert, which tells you which locality pages to build next.

  1. Send ads to the specific project page or a focused landing page, not the homepage.
  2. Put the RERA number, authority website and (in Maharashtra) QR code in creatives and landing pages.
  3. Track every enquiry to its source, and judge channels by cost per qualified lead and site visits, not clicks.

This is the approach in our Stone & Acres case study, where cost per qualified lead fell from ₹2,400 to ₹1,490 (38% lower) and qualified site visits grew 2.6x. More results are on our case studies page, and the ads side is described on our digital marketing service page.

What real estate SEO companies should deliver

Deliverables to expect

  • A keyword and page map covering projects, localities, configurations and budgets.
  • Project and locality templates with RERA details built in.
  • Business Profile setup or clean-up for each eligible office.
  • Technical fixes: mobile speed, indexing, sitemaps, duplicate brochure pages.
  • A monthly content plan and reporting on enquiries and site visits by source.

Red flags

  • Guaranteed first-page rankings. Nobody controls Google's results.
  • Bulk "city + keyword" pages, bought backlinks or bought reviews.
  • No questions about your RERA registrations.
  • Reports that show traffic but never connect it to leads.

Pricing varies with the number of cities and projects. As a reference, our SEO plans start at ₹15,000 a month, with details on our pricing page; see SEO packages for small business in India for what different budgets buy. If your project pages are missing from Google entirely, start with why your site is not showing on Google.

Getting started with real estate SEO

Frequently asked questions

What does a real estate SEO service include?

It should include a keyword and page map for projects, localities and configurations, project and locality page templates with RERA details, Google Business Profile setup for eligible offices, technical fixes, a content plan and reporting on enquiries and site visits. Rankings alone are not the goal; qualified leads are.

How do I choose between real estate SEO companies?

Ask for real case studies with lead or site visit numbers, check whether they ask about your RERA registrations, and see how they report results. Avoid any company that guarantees number-one rankings or offers bulk pages, bought backlinks or fake reviews.

Do I need to show the RERA number on my website?

Yes, for registered projects. Section 11(2) of the RERA Act requires every advertisement or prospectus to prominently mention the authority's website and the project's registration number, and a project page counts as advertising. In Maharashtra, MahaRERA orders also require the project QR code.

Can I create a Google Business Profile for a construction site or sample flat?

Only if it works as a staffed sales or site office where buyers can meet your team during listed hours. Google's guidelines say for-sale properties, model homes and vacant apartments are ineligible, while sales or leasing offices are eligible for verification.

Should builders rely on 99acres, MagicBricks and Housing.com instead of SEO?

Portals give fast reach, but your listing sits next to competitors and you do not own the channel. Use one or two portals alongside your own website, and make sure your own project pages rank first for your project names.

How long does real estate SEO take to show results?

Brand and project-name searches can improve within weeks once pages are fixed, while competitive locality searches usually take several months. That is why most launches combine Google and Meta ads with SEO from the start.
